Location

Less than an hours drive from Memphis, fifteen minutes from the City of Bolivar, in Southwestern Tennessee, the gated golf course community of Grand Valley Lakes is in development because many people are sick and tired of the city life. Why deal with problems like overpopulation, smog, bad sanitation and a host of other discomforts when Grand Valley Lakes offers all of the benefits of the city life without the trials and tribulations.

Lakes and Rivers

According to the Official Grand Valley Lakes Website, this subdivision “has three scenic lakes on it, one that is 225 acres, one that is about 20 acres, and Lake Duffer.” There is even a marina with covered slips, fishing, and beaches to relax on. Even more exciting, the Hatchie River is only a few miles away. Because it’s the longest free-flowing tributary of the lower Mississippi, the River is the largest forested floodplain in the State of Tennessee. The Hatchie River has not been altered by humans, meaning the natural cycles of the seasons and floods created a very rich habitat that many species of animals are thriving in. Of course, Grand Valley Lakes is miles away from this. The subdivision is not in the flood plain at all, and is a very safe distance from both safe from The Hatchie’s, as well as other Three Lakes’ flood cycles. These are simply wonderful places to have some great fun!

Golf Course

Grand Valley Lakes is home to Deer Creek Golf Club. The 18 hole, par 72 USGA rated championship golf course has five sets of tees from 5142 to 7000, and received 3 ½ stars in Fodor’s 2004 Golf Digest of Best Places to Play. (Official Deer Creek Golf Course Website). There will be a new clubhouse by the end of 2008. However, the current clubhouse has many great features, such as a grand banquet hall, offices, rooms, gyms and kitchens. The new clubhouse will have even more features!


Investment

Grand Valley Lakes is a great investment as well. Real Estate prices are very low, especially compared to all the perks you get. I am selling one of the few remaining lots in this gated subdivision. Buying land here and building a home on it will cost less than just buying a ready to go home. This means a few things:

You can live here at a great price.

You can buy land, build a house, and sell it for a profit.

You can buy land and flip it for a profit.

You can buy land, build a house, wait a few years, and sell at the right time. This would potentially yield a very lucrative profit.

And you can simply buy the land at today’s low price, wait a few years, and resell it for many times over what you bought it for.

By its very definition, an investment has the possibility to lose. Any investment does. However, I believe Grand Valley Lakes is a great investment with a low risk involved. As the saying goes, “They aren’t making land anymore.” The demand for land and homes in areas such as Grand Valley Lakes – places that are secure and gated with rivers, lakes, golf course and other amenities – will only rise over time while the supply will decrease over time. This means the area has the potential to be worth much more than it is today.

Health and Security

Grand Valley Lakes has 24/7 on-call paramedics, a fire department, and even Air-Evac service so that in case of an emergency, you can get to the hospital quickly and safely. The Gated Community also has 24/7 security and patrol cars.

Tennessee is not really a traditional state in the sense of land investment. When people invest in land, they are usually looking for land that is close to the action because that is land that tends to gain value at a lot quicker pace. While this might not be possible in many parts of Tennessee, at the same time it is also a great place to buy land exactly for that reason. The relatively lower demand creates an artificial buyer’s market at many points in time and this in turn allows you to continually and cheaply add new land to your holdings. This is a strategy that can be successful long term and one place in which this is particularly possible is Hardeman County.

There are a number of different places in Hardeman County that are worth purchasing land in, but it is important to learn something about the country before going ahead and making that decision.

The main piece of information to note about Hardeman County is that it is extremely sparse in terms of the population. For an area that has close to 700 square miles in it, the population is only about 28,000 people. This means that the density is below 50 people per square mile, something that in turn ensures that the land values in the area will be priced lower than their actual value and therefore very easy to gobble up. Many of the world’s most successful real estate and land investors have been able to make fortunes from absolutely nothing by snapping up land in areas where it was priced below market rates and then waiting for something big to happen in that area. It seems to happen everywhere inevitably and that is why Hardeman County in particular seems like such an attractive place to start building a land investment empire.

Another attractive point about Hardeman County is the fact that it is actually quite mixed in racial terms. The white majority population makes up less than 60% of the total population in the county, with the major minority being black at around 41%. While a racial mix between two predominant races is not particularly multicultural, it is at the same time a positive thing to have in land investment because racial mixtures tend to be looked upon more favorably by people moving into the area. Ultimately, Hardeman County has the potential to eventually grow into a largely multicultural and metropolitan area, something that would have a largely positive influence on land values within the area.

Finally, one more piece of information that is worth mentioning is the fact that Chickasaw State Park is located in Hardeman County. The location of this particular state park in the county is important because of the fact that proximity to green spaces is something that people absolutely love to have when they buy a house and settle down. This means that if you invest in land in Hardeman County and those land values increase, you will ultimately be rewarded by having a large amount of green space so near.
